Strong trend for net operating income

During the year, net operating income increased 14.7 percent. The economic occupancy rate was 95.0 percent and the average contract length was 5.5 years. On 30 June, the property value was SEK 4,388.5 million, a capital appreciation of SEK 111.2 million, or 2.7 percent, during the quarter.

April-June

  • Rent revenue for the period amounted to SEK 54.0 million (45.5)
  • Net operating income amounted to SEK 46.2 million (39.6)
  • Income from property management amounted to SEK 16.1 million (21.9)
  • Income from property management, excl. currency effects, amounted to SEK 24.1 million (20.3)
  • Earnings per share amounted to SEK 2.20 (0.34).
  • Investments in existing properties amounted to SEK 1.6 million (12.2)
  • Valuations of investment properties yielded an increase in fair value of SEK 111.2 million (5.5)

January-June

  • Net operating income amounted to SEK 87.6 million (76.4)
  • Income from property management amounted to SEK 36.4 million (40.9)
  • Income from property management, excl. currency effects, amounted to SEK 44.4 million (37.9)
  • Earnings per share amounted to SEK 4.88 (1.03)
  • Long-term net asset value per share amounted to SEK 46.0 (37.7)
  • Investments in existing properties amounted to SEK 6.2 million (34.7)
  • The fair value of investment properties amounted to SEK 4,388.5 million (3,545.9).
  • Valuations of investment properties yielded an increase in fair value of SEK 253.8 million (35.2)

Annehem bygger kommunal förskola i Valhall Park

Annehem Fastigheter och Ängelholms kommun har tecknat avtal om byggandet av en förskola i Valhall Park. Förskolan planeras ha sju avdelningar med plats för över 100 barn. Hyresavtalet sträcker sig till 2032 och omfattar drygt 2 000 kvm.


Annehem builds a municipal preschool in Valhall Park

Annehem Fastigheter and the municipality Ängelholms kommun has signed an agreement for the creation of a preschool in Valhall Park. The preschool is planned to have seven departments and a total capacity of more than 100 children. The lease contract runs until 2032 and encompasses ca 2,000 sqm.


Förändringar i Annehems organisation

Annehem Fastigheter omorganiserar och ändrar samtidigt bolagets segment. De nya segmenten kommer utgöras av Region Sverige och Region Övriga Norden (Finland och Norge), tidigare Region Huvudstad och Region Syd. Segmentsförändringen genomförs från den 1 januari 2023.


Changes in Annehem's organisation

Annehem Fastigheter is reorganising and changing the company's segments. The new segments will consist of Region Sweden and Region Other Nordic (Finland and Norway), formerly Region Capital and Region South. The segment change will be implemented from 1 January 2023.

Annehem Fastigheter är stabila i en utmanande omvärld. Fortsatt förbättring av driftnettot som under året ökat med 16,8 procent. Den ekonomiska uthyrningsgraden uppgår till 95,0 procent och den genomsnittliga kontraktslängden till 5,5 år. En nettobelåningsgrad som uppgår till 37,8 procent och med enbart bankfinansierade skulder gör bolaget väl rustat för att tillvarata framtida förvärvsmöjligheter.

Annehem Fastigheter is stable in a challenging environment. A continued growth in net operating income which increased by 16.8 percent during the year. The economic occupancy rate was 95.0 percent and the average contract length was 5.5 years. A net loan-to-value ratio amounting to 37.8 percent, based solely on bank financing, makes the company well able to act on acquisition opportunities moving forward.

Viveka Frankendal som varit Annehem Fastigheters COO sedan 1 mars 2021 avslutar sitt uppdrag i november 2022. Det sker efter en överenskommelse mellan parterna.

Annehem tecknar avtal om köp av mark i Sundsvalls Logistikpark

Annehem Fastigheter och Peab Projektutveckling har tecknat avtal om markköp om cirka 58 000 kvadratmeter med Sundsvalls Logistikpark AB i Sundsvalls Logistikpark, Tunadal-Korsta-Ortviken. Annehem och Peab har bildat ett joint venture för att utveckla en modern och hållbar logistikanläggning om cirka 28 000 kvm bruttoarea i logistikparken.

Annehem Fastigheter and Peab Projektutveckling have signed an agreement for a land purchase of approximately 58,000 sqm with Sundsvalls Logistikpark AB in Sundsvalls Logistikpark, Tunadal-Korsta-Ortviken. Annehem and Peab have formed a joint venture to develop a modern and sustainable logistics facility of approximately 28,000 sqm gross area in the logistics park.
